With Short Sales and Foreclosure being a larger part of some Real Estate agents business, consumers may not be aware of new regulations requiring disclosures. I do not know how all the states operate but I do know that in SC the State has always taken the stand that their responsibility is to protect the consumer not the agent so be sure you have received the disclosure from your agent and agents be sure to have these in your file.
